I had an opportunity this past week to bring a new agent on underneath my brokerage. This particular new agent used to be a real estate investor that I knew from several years ago. I handled a few of their transactions but I never felt completely comfortable doing business with them. They are the type of person that is fully satisfied walking the fine line of ethics and isn't afraid to spend a lot of time in all of the grey areas of life and business. 

They had been in California the past few years flipping houses and working different investments and they decided that Arizona was truly where they wanted to be. They moved back, enrolled in real estate school and decided to begin a different chapter of their lives. Instead of relying solely on investing they had a desire to handle the other side of the real estate spectrum being an agent. 

I hadn't heard from this person in years so when I received a phone call asking for a meeting I was surprised. When I called them back they explained they had gotten their real estate license and wanted to speak with me about hanging it with my brokerage. I was hesitant but curious enough to hear them out since a lot of time had passed and perhaps they had grown up a bit or changed the way they do business.

It wasn't any more than five minutes in to the meeting that I knew this person hadn't changed a bit. They were still the reckless, shady, questionable investor that I had known all those years ago. However, they were highly complimentary of me and let me know that in the few transactions I handled for them I was the only agent they truly trusted and I stood out among everyone else they had ever worked with and established myself as someone they wanted to align themselves with as a new agent. 

Flattery aside, something in me had warning bells going off left and right. I couldn't help but picture the pending law suits, contract disputes, and disappointed clients that were in my future if I allowed this person to work under my brokerage. At the end of the meeting, I shook their hand, thanked them for their kind words, and let them know that I was not the brokerage for them. I explained that I expect my agents to be above reproach in the way they handle their clients and their business. I let them know that they indeed have been a very successful investor but the way I handle my company doesn't mix well with their business practices. 

What did I learn in Real Estate this week? Not every opportunity is a good one. I could have made a lot of profitable commission splits from this new agent. They've been around the industry for years and they know a lot of potential buyers, sellers, and other investors. Money has never been a motivating factor for me. My company is my future and I won't sacrifice that for short term gains. It might not be today, next week, or even next year, but someday that agent is going to cause a huge headache for the broker they hang their license under. That broker will not be me. Sometimes you have to walk away from an opportunity that looks good on the surface but carries more of a burden and a risk than you're willing to bear.

Sybil - I see the writing on the wall with that person and it's not good.

Pamela - I was willing to hear them out since it had been quite along time since I had heard from them. They haven't changed a bit.

Sharon - That's exactly what I'm avoiding with this one. 

C & M - At the very least I can see a lot of unhappy clients leaving negative Yelp reviews against my brokerage on account of that agent and I'm not about to let that happen. 

Freddie Laser - That's a great quote. I was skeptical from the second I listened to their voice mail message. 

Mike - I felt 100% fine letting them know I was not the brokerage for them. I'm not even sure I would have ever done business with them as a client let alone as a broker overseeing their agency.

Margaret - It wasn't even a tough one to make. I hadn't even let my coffee cool down before I knew my answer. 

Dorie - They will be a headache for whoever lets them hang their license under their brokerage guaranteed. 

Tad - Now that I own my brokerage it's nice to be able to make these types of decisions and do the best I can at avoiding those types of agents. 

Sussie - There is no place for operating in the fringe when it comes to legally binding contracts.

Barry - My gut told me to walk away so I did!

Alan - If I hadn't done business with them before I may have been fooled in to thinking they weren't so bad. Thank goodness I knew their track record.

Praful - Exactly. There are some clients who we avoid as well.

Sam - My brokerage is my future and I'm not going to let one bad apple ruin that. 

Roger - You're right, it wasn't that difficult of a decision. The meeting didn't last very long as I knew five minutes in where it was headed. 

James - I immediately started thinking of all the future problems I would potentially have to deal with because of this agent and I knew there's no way I was going to bring them on board.

Debbie - I might have avoided any shady deals with this person in the short term as they may have been on their best behavior at first but that wouldn't last long.

Good for you!  And you saved yourself a lot of aggravation and possibly legal ramifications!  I hope the prospect might have walked away with some new inisight as well....but property not.

Chuck - When I worked those few transactions for them years ago they didn't like to disclose anything! I can only imagine the horrible advice they are going to give their future clients. 

Bruce - They were sort of surprised by my response but the meeting didn't end on a bad note. 

Richie - You could hear my inner voice yelling from a mile away not to sign up with this person. 

Shirley - Investors live in the grey areas(most of them anyways). I thought maybe since they went to real estate school and learned the legalities of the business things may have changed. Nope!

A & J - I'm not a very large brokerage(not yet anyways). I have the luxury of knowing all of my agents personally so as long as that's the case I'm going to make sure my office is full of agents who do business like I do. 

Kat - I'll be honest, from the moment I sat down I read their body language and demeanor and knew they were still the same shady person I had done business with years ago. 

Anna - They would fit in well with some of the reality tv real estate agents and that's just not what I want to be known for.

Jeanne - I doubt it. They are who they are. I can see them getting in some pretty hot water in the future though and having that be the moment they finally decide to change their stripes.

Nicole, I wonder if that is one of the many agents that are about to lose their California real estate license. I’m seeing a lot the slimy shysters I’ve had the misfortune of working with have law suits against them for embezzlement, fraud, etc. and the BRE is so backed up with the files it is taking over a year to bring the ax down on them!

It's very painful when a person you thought was a friend try to use the frendship to gain something from you, and you know in your heart that it's a bad deal for you. You have to be brutally honest with them!

Rebecca - Not only mine, but I also have to think about all the other agents under me. I can't let one person jeopardize them either. 

Kathleen - Well they certainly didn't disclose anything like that but I wouldn't put it past this person that's for sure!

Will - This was not a good fit now and probably never will be.

Eric - Money comes and goes but business ethics should never be compromised.

Fred - I think the meeting ended as well as it could have given the fact that I told them I would not be doing busniess with them.

Very good article and I couldn't agree with you more.  I'm not "motivated" by money either.  I love to assist my clients and it's been true since I became licensed 16+ years ago . . . when I'm allowed to do my job and represent them, I feel blessed

Carla - Money comes and goes. The money this agent would have made me would not have been worth it.

Gary - I'm only interested in the right agents that will fit my brokerage. 

T & S - The risk would have far outweighed the rewards!

Jenna - I just had a feeling in the car ride over to meet them that it was not going to work out.
