What to Do (and not do) On Facebook - The Favorit-est Tips

Last week we did a show in the SWS Virtual Studio about Facebook... some Simple Do's and Don'ts for real estate agents who want to take advantage of the Power of Facebook to build their businesses.

As I often do at the end of the show, I asked the audience to share their favorite tip or tips from the program and here is what they told me!

Favorit-est Tip #1: Share other agents' awesome listings! Not only will this be good content, imagine the warm fuzzies and reciprocal good karma you might enjoy. 

Favorit-est Tip #2: Casually mention a great referral you received and/or thank a friend for referring you... withOUT, of course, any mention of how much you LUUUUUUUV referrals (no referral-begging allowed!).

Favorit-est Tip #3: Use Facebook to connect, reconnect and stay connected with people you know and meet. Period. Do not use it to market yourself to strangers (or to your friends for that matter). 

Favorit-est Tip #4: Be passionate about a hobby and find a local Facebook group to join and participate in,

Favorit-est Tip #5: Turn OFF your business page if you aren't using it or seeing any benefit from it. 

Other tips... NO whining! Be sure your status as a real estate agent is visible somewhere on your profile. Don't use four-letter words or share posts that use them.

Thank you for the tips, Jennifer!  I do what Judi K Barrett, # 21 does -- As a home stager, I like to post my staged properties and usually it has the MLS info along with the Realtor/Broker's name and some word of encouragement about the property and agent . . . and, of course, the benefits of staging a listing!

Help me here - I'm having difficulty with tip # 3!

Jennifer, please elaborate about #3 - I use my Facebook page to show my stagings all of the time (and point them to the Realtor/Broker of the property)-- and I encourage the friends, etc to call me for help with their homes! For example, I took pictures of a fall setting and said I'm "there to help with all of those fall projects, organizing attics and garages, getting holiday decor set up, etc and to give me a call" -- So-- no marketing -- then what?  Thanks!

All REALTORS essentially are on the same team and work together through our MLS and our local association to make a sale..So why not support eachother! It always comes back full circle too!

I'll have to check out the full show when I have time later in the week, I use Facebook only for business and mostly use Facebook Ads for seller leads. Always like hearing new tips. Have a great week!

Its great to read what everyone carries.  In addition to what others say, I also carry a garden hose.  You know the kind that shrivels back up after use?  Front yards and flowers occasionally need water when the owners have already left.  I love the term Mole food!  I just carry a nutritional bar in my purse for those long days.  I throw a cooler in the car when I'm showing or holding a house open.

Question: how do you really know if your business page is doing well or not? (I don't use FB often except through AR).

Social media should be social. Post local events that you know your audience would like to know about. Write home improvement tips or otherwise just give them useful information they'll appreciate.
