There was no Board meeting in Oceanside Inn in 2015 until a meeting in October. We are supposed to, but the one before was the annual meeting in December 2014.
There was a concern that yet another Special Assessment was looming, and the speculation/expectation that the Board was waiting for some definite numbers, which would be announced at the October meeting.
Turned out this was not the case. The Board mentioned another assessment in the future to deal with glass wall, but this was something we all know about.
There is an ongoing major concrete rehab project under way – the garage. The Board invited the Engineer and the GC to the meeting. This is already the 3rd year of the project, but actual site work started recently. Working (or fighting) with the City took 2 years at least. Seems like there are still a few unknowns in going forward, hence both timing and price is still somewhat floating.
In any case, seems that 2 Special Assessments, each $550K, that have already been paid, would not be enough to cover the cost of this garage project.
There was something that made me feel uneasy. The GC and the engineer were sitting there and were explaining things to the Board, and the Board was listening … But it was obvious that the Board Members were clueless.
Not really a surprise, as they are not structural engineers, or builders. Nor should they be. I could only pray that these guys, who were making these presentations, were the most knowledgeable and trustworthy guys…
But how do I know that they are? 3 years ago when the Engineering company came with the first plan and submitted it to the City, there were, if I remember correctly, either 28 or 29 code violations. Which was stunning… Meaning that they worked on a project without prior conversation with the City, and without looking in the codes… If this was not sloppy, what was?
I did not have a good feeling…
