The stats for September 2015 North Metro Atlanta Home Sales are now in. Total year-over-year prices and sales have increased. However, month-to-month sales have slowed down a little.
September 2015 North Metro Atlanta Home Sales
According to the First Multiple Listing Service, a total of 3570 North Metro Atlanta homes were sold in September 2015. This was 16.6% higher than September 2014. However, it marks the lowest 2015 monthly sales since March.
The average sale price for a North Metro Atlanta home in September 2015 was $303,482. That was a 7.2% decrease from the same time last year. It was also 36.7% higher than the average price in August 2015. This is the highest monthly 2015 average since June and the third highest average for the year behind June and April.
The sale price to list price ratio has increased only slightly, from 97% in 2014 to 97.1% in 2015. This is the difference between what a Seller has listed their North Metro Atlanta home for and the final purchase price. The days a home has stayed on the market has decreased slightly as well. It was down from 54 days in September 2014 to 52 days in September 2015.
How Does the September 2015 North Metro Atlanta Home Sales Affect Buyers?
Inventory levels are on the decline. As they decrease, prices tend to go up. The Federal Reserve has continued to keep interest rates low. We don't know whether this will change until after their next meeting scheduled for October 27th to 28th.
