I admit to playing hooky in Georgia for a few days over the weekend....it's not often one can celebrate their Dad's 94th birthday. No, this is not my Dad's home, but one I enjoyed strolling past last weekend!
Let's talk Steamboat Springs real estate......it keeps showing off.....This past week, Steamboat real estate sales topped $32 million as reported by the Steamboat Pilot on Sunday. Inclusive in that was the sale of the 1493 acre historic Gay ranch in Pleasant Valley (County Road 18 near Lake Catamount). There were 21 Steamboat Springs area real estate sales, 7, single family, 8, condo/townhome, 4 lot/land, and 2 commercial closed sales. Sunday also showed 174 pending Steamboat Springs area real estate sales with a pending dollar volume of $104,026,657, an average of $597,854, and the median pending sale price $397,000. 12% are pending with a list price over $1 million, 7% pending between $999,999 and $800,000, 11% between $799,999 and $600,000, 18% between $599,999 and $400k, 12% pending in the $300's, and 39% pending with a list price below $300,000. Single family pending sales represent 40% of pending sales while condo/townhomes are 36% of the pending Steamboat Springs area real estate market. Lot/land has 12% of pending sales, commercial/industrial, 10%, and 2% of Steamboat Springs real estate pending sales are fractionals.
