The Markets are changing in Elizabethtown Pa. We have gone from the list it at any price it will sell, to what I would call a normal market for the area. Yes there has been a breaking of the bubble but ours was not that big to break. We did not see the inflating prices of the west cost or Florida. We were more conservative. Yes we had some builder's up there prices $30,000.00 in one month just because they could now look at what they have to do to sell their product. Interest free for a year, no payments for a year. People wake up there is no free ride you are paying for these things one way or the other, remember the old adage pay me now or pay me later. Well welcome to pay me now and pay me later.
Yes it is taking longer to sell homes these days, selling homes in less than a 2 weeks was never the norm, though we had a strong seller market in 2006-2007 as we were building our bubble so to speak rates we good buyers were everywhere. Things were looking up. Now we are in an election year always unrest in the market place every four years rates will start to rise as we get into the summer market as they do most years. Remember the old supply and demand thing. The news media has finally got tired of talking about the bubble and moved on to the election. One of the best things they have done for the economy in months. Did you read in the paper around here that foreclosures are down in Lancaster County? Oh sorry that did not make the front page not enough WOW factor I guess.
So for those of you with a home to sell or thinking about selling the market is fine no your home will not sell in 2 weeks unless you price it that way. There are a good number of buyers out there though they have heard the bubble has broke and you can buy the $400,000.00 house for $200,000.00 been around a long time but have not seen that one yet. Because I'll buy it. So if any of you seller out there want to give me a deal of a life time I'm ready. We have seen around a 10% correction and are back to 60-90 day marketing time. Though people still want to get that bubble price for their home. I don't blame them but the market is changing as it has forever with its ups and downs.
In closing remember there are two things that sell a home price and location unless you have wheels on your house there is only one thing to do to make your home sell in the end. Yes you want to clean up you home do the paintings that you put off last year clean up the yard, pick up your clothes for a showing, make you house look its best. Do you need to hire that stager like on TV not in this area unless you have that over priced home, and you're looking for a buyer to WOW. Save you money and just decluter your house you want to move any way so pack up all you stuff. You don't need to take down everything just give people room to place their things not look at all of yours if that makes cents to you. Make your house feel inviting and warm.
