Today, I have a listing that’s unlike any other—a perfect 10. It’s breathtakingly gorgeous and completely decked out with the finest upgrades. Plus, it’s in the perfect location, close to every kind of activity, and it is accompanied by award-winning school districts. This is an absolute dream home. The other day, I had a buyer call me up with a low-ball offer. This person said I should take the offer because my listing price was too high for the area, and that the homeowners shouldn’t expect to get the home’s actual value. My response was simple, “If you went into a Lexus dealership and saw a Rolls-Royce, would you expect to buy it for the same price as a Lexus?”


Before I continue, let me give you a little more detail about this house. It’s located in Dove Canyon in Ahwatukee at 15404 S 4th Drive, Phoenix, Arizona 85045. It was built by UDC Builders, and is surrounded by beautiful mountain views. Pretty much everything in this house has been upgraded—we’re talking travertine flooring with granite inlay, Viking and Sub Zero appliances, etc.  The backyard alone received a $200,000 makeover, which is highlighted by a heated Pebble Tec pool and spa, gas fireplace with an organic stone facing, and an outdoor kitchen with a brick pizza oven. This is a Rolls-Royce type of property.

This was why I was dumbfounded with the buyer’s comment. The house is not overpriced—it is perfectly priced for the value it represented. Yes, it was the most expensive home in the area, but no other house possessed the lavish upgrades and incredible value of this one.

Debbie, ah.  A lowball!  Actually, I've had a lot of lowballs work - something that is possible if (and only if) the lowballer is willing to negotiate. 

In my real estate practice, a lowball is soooo much better than a no ball!
