It's very challanging to compete with a cash buyer. We recently had a cash offer from an investor and a young couple approved for a mortgage. The sellers make the decision to sell to the young couple and to pass over the investor.

The sellers wanted the couple to raise the family in the home . . . . like they did.

Cash offers are very difficult to beat but it does happen. Writing a letter to sellers telling them how much this home will mean to the whole family may do the trick. Thank you all for stopping by and commenting.

The well written offer of a pre-approved buyer is sometimes better than a weak offer by a cash buyer.  While some agents think writing letters to sellers about how much a home is loved by the buyer and family isn't much help.  I've had a few of my buyers write them, with advantageous outcome.
