Animals of the MLS

We've got a curious treasure hunter for this week's featured pet on Animals of the MLS. Are they trying to figure out where they buried that chew toy their owner gave them the day prior? Is that a possible mid-afternoon snack they've just happened upon? Perhaps a strange cat got in to their yard and decided to use it as a litterbox. Whatever the case may be they are on the job! They'll figure out what it is they're looking for even if it means spending the entire afternoon pacing around the backyard sniffing everything in sight which might have included the agent taking this photo!

Regardless of what has the attention of our four-legged friend one thing is for sure; They don't care about the agent taking pictures of their domain at this moment in time. Whatever they are being distracted by is certainly more important than a stranger with a camera. This appears to be a friendly pet as the agent doesn't show trepidation being in the backyard with them. However, as always, it's a good idea to remove the animal from the premises or have them kenneled for showings. There are many buyers who are uneasy around animals even if they are docile and domesticated. 

As for the backyard itself it's quite an eyesore. It doesn't appear that the homeowner made any attempt to clean, trim, or otherwise make it presentable for potential home shoppers. Backyard conditions don't necessarily make or break a deal, but if the sellers didn't take enough pride in caring for their yard, it leaves you wondering what other parts of the home were not well kept? As a seller you want to eliminate as many objections a home buyer might have to purchasing your home. Nicole-I really enjoy this series and one of the things it sure hightlights is how many bad MLS photo are out there and how mant have animals in them

Nicole Doty - Gilbert Real Estate Expert It can be very difficult for a seller who works all day and has a large pet waiting at home, to have a yard 'Show-Ready'. We just have to try to discount the effect of this with clients.

Michael - It's crazy that I have hundreds of these types of photos saved.

Dick - I don't even want to know why it's facing the wall!

Ed - Probably a lot!

John - I hope they didn't say this was an "entertainers" backyard in the write-up. That would have been stretching it big time!

George - I bet they had multiple offers within hours of this home hitting the market!

Sharon - I have so many of these pictures saved this will be an on-going series for years to come! Unfortunately I also find new ones every week.

Mark - I feel like overall the photo game has been stepped up and hopefully it will put pressure on the agents still taking these types of pictures.

Lou - They weren't thinking. That's the problem.

James - It's an eye sore. Who would want to spend time back there.

Conrad - It's dead just like this picture.

S & N - It can be difficult but if I were their agent I would have paid a landscaper to take care of it myself. 

Roger - Truly hideous. Nothing of redeeming quality about it.

It's funny when agents post photos of the sellers pets in MLS. I've even seen lizards. They forget some people are afraid of even dogs. It's best to remove the pets if possible.

Nicole, dog aside ... the backyard is lifeless. Not just the dead lawn, it just does not say anything.  Plastic chairs and folding tables need to removed and replaced with something more inviting.

Kathleen - You can't tell me that a Saturday afternoon spent by the owner making the backyard presentable wasn't an option. That's when we need to have the difficult yet necessary conversations with our sellers about what is best for selling their home.

Nicole - forget the dog.  A picture of that back yard will detract from the listing.  Of course, that entire yard should be landscaped.

This is a case where the dog may be the most attractive thing about the back yard.  The table is a wreck with the clutter and what the heck is hanging from the structure in the back right?
