3 Tips for Leveraging Halloween for Real Estate

It’s the beginning of a new season and you’ve decided to put your home on the market for sale. So why not leverage the new season, especially Halloween, as a real estate marketing opportunity? The spooky holiday could potentially bring hundreds of parents with their children to your front door and you never know who is considering the purchase of a new home…everyone is a prospective buyer. That being said, here are a few recommendations you should consider when marketing your home during the autumn and Halloween seasons.

Curb Appeal

Curb appeal is the most important aspect when readying your house to be featured during the fall and Halloween season. Make sure the lawn is cut and shrubs are trimmed but also incorporate a bit of holiday charm that is not too heavily influenced by the haunted holiday. Think more autumn décor then Halloween, with pumpkins and hay features. This is a better approach because you can keep up the décor past October 31 without being tacky. Also, there are fewer chances of offending buyers or scaring off young kids if you simply have a few pumpkins and bales of hay.

But remember, seasonal décor can date a listing and is a visual reminder of how long it has been on the market so don’t keep it up too long and ensure the photos used to list the property are free of any seasonal décor.

People are trying to look while you hand out candy

Although a very unconventional idea, use the increased foot traffic to market your home. If you’re handing out candy and talking to many parents throughout the night, resist the urge to have potential buyers wander through your house and make sure you have real estate signage displayed on your lawn for the big night and even some feature sheets for those who are interested, to take away with them.

Consult your Real Estate Agent

The most important thing you can do is seek the advice of your Realtor. Ask your real estate agent about leveraging possible showing opportunities on Halloween, they don’t need to be there, but they could recommend a visit to other clients who are taking their kids out trick-or-treating in your neighborhood.

The idea of having an open house or staging your home for the Halloween and autumn season may seem unusual, but could work out to your advantage. No need to go overboard with the décor and staging but definitely use this as an opportunity to spark interest in your home. You would have just been handing out candy all evening, so why not leverage some leads at the same time? There are many possibilities at this time of the year, use them to your advantage!
