As it does every Monday, the Greater Louisville Association of Realtors (GLAR) has released their latest sales and new listings statistics for the Louisville area. This week we received some good, and much needed news, especially on the new listings front.
As you can see below, we saw a marked increase of new listings, at least when gauged by the numbers. A sizable increase in homes put on market, which is a welcome development, especially for buyers because of the recent shortage of homes to see.
Of course, as I have stated before, the numbers have been skewed to a point by the reality that many agents have been canceling listings, then re-listing them to freshen the listing, or when doing pricing changes.
I don’t really agree with the practice of canceling a listing, then putting it back on the market just for affect. Especially since the history of the listing is always there for the other agents to review, but it is done none-the-less. At least, even factoring that, we saw the numbers of homes listed take some upward movement, not negative.
For sold or closed listings, we did see a pretty substantial uptick, which in reality would almost wipe out the improvements in new listings, but that can be caused by various factors. We are still very much in a sellers market, so until we see a real and prolonged amount of new listings, we will continue that trend.
