Hi Margaret. Maybe I misunderstand the "Too Late" nature of the signs. If so, I'm sorry. It does sound as if you're telling others that "you missed out, stupid". If so, it has nothing to do with the buyer and everything to do with boasting, which is never a good place to be coming from.

Each time I sell a home, I put a TOO LATE rider on rather than a pending or under contract. BTW I had to have new one's made with my phone number as I was "losing" them to others. Wonder who would be taking these signs?
