You have heard it many times, location, location, location is the term much used in today’s real estate market regarding your homes location. Accordinglocation to Fox Business News and The New York Times this term has been used since at least 1926 . This can be daunting when trying to sell your home that may not be in the best location, but this can also be turned into a different scenario for any home sellers, so lets get past that for the time being for this blog post. To understand why location is important is to understand that many things effect the location of your home such as; Schools, Business’s, Crime Rates and Blight just to name a few that can effect the desired location that a home buyer may want to purchase your home in.

Lets face it, you cant just physically move the home from its current location to a better or more appealing location but there are things to consider when trying to sell your home in a less desirable location. One of the main things that a home seller should consider is to find the right real estate professional to list with and to interview not only agents that are from your location, but to find one that is up for the challenge and can think out of the box. The choices are many and you may have to do much homework and interviews to find the perfect fit for getting it sold, but in the long run it will be worth the effort. There is a perfect family or individual for your home regardless of the location, but it takes the best real estate professional to find and target exactly where they are and get them in to see your home.

In the meantime you may want to consider some of these things to help in getting your home sold in a less desirable location.

Price it Right: Adjust your homes price based on comparisons in the area, the right price can make the home more attractive to home buyers in a location that is unpopular.

Location Considerations

To Do List: Get the home in tip top condition and get the do to list complete as home buyers may not want a home in a bad location and in bad shape to boot. Minor things make a difference and will improve your chances of selling.

Express The Positives: Play up the positives to your home, such as local expressways, business’s, bus routes and local locations that show your home is indeed in a good location.

Disclose Pleasant Features: Every home regardless of location has special features, that why you purchased it. Things like fenced yard, great neighbors, extra insulation, drive way and large garage to name a few.

Remember home buyers in any location are always thinking about re-sale and value. It is important that you find the best in your home that is not in the best of locations, price it right and stay positive throughout the challenge of getting your home sold for the best price possible.

It is always a challenge to sell homes in a not so good location.  Yes I agree you have to think outside the box and target people you know are interested in the area perhaps because they were raised there or have family there.
