What if the Buyer Does Not sign Loan Documents 3 days prior to COE for an Arizona Purchase?

The recently revised AAR residential purchase contract states the buyer shall sign all loan documents no later than 3 days prior to Close of Escrow or the buyer must give the Seller or the Escrow company notice of loan approval without prior to doc conditions and the date of receipt of the Closing Disclosure from the lender. The easiest way to provide notice to the Seller or Escrow company is a Loan Status Update form (LSU) with lines 58 and 62 completed.

 

As we move forward make sure to communicate with the other agent(s), title/escrow officer(s), lender and most important, the clients we represent.
