Quickest Way to sell in this market?

Hello, ActiveRain Community!  I have a seller who wants to sell quick.  The good thing is his price is high,right now, and he has room to play with.  i'm just wondering what has worked for most of you in the past.  I am open to all suggestions.  I have been in real estate for 6 years as a part time agent , but I enjoy feedback from others.  I like to brainstorm ideas and think of as many solutions as possible or just the one that I think will work.  My initial thoughts are reduce the price and offer a bonus of couple thousand to the agent who brings in the first successful offer.  Your thoughts are welcomed

Number one - Price it right.  You said that his price was high - Bring it down.  Also, staging is a great idea...

I would drop the price to the sales price. (whatever you think it will sell for price it at that price)

If you know the home is priced too high, I say adjust the price as soon as possible. Many educated buyers are probably skipping over it because they too know it's priced too high and have other options.

Needing to sell QUICK and pricing is currently HIGH do not work together. If it was only that simply. Hence, it tests your expertise as his trusted advisor to sell it LOW enough to move it FAST yet gaining him the most he could based on the current market conditions. That's what makes our job very interesting!

I should have posted it was a new listing.  I agreed to list it at that price for the first week and give him the feedback .  Tomorrow the price will be dropping.

Ask your seller what price he would accept 6 months down the road, that is a good place to start.  Also, you may need to take him to other property so he can see for himself his price is out of line.

If you and your client have the nerve, price it way under the  least expensive comparable to get multiple offers and get  a bidding way going

I wouldn't offer other agents a bonus. In this market every agent is looking to make a sell, bonus or no bonus. If there is room to play I would suggest giving the buyer some of their closing cost.

Hi Kevin...I think pricing not only correctly but to look like a great value, being in top showing condition, along with the proper marketig and great exposure are the keys to gettig sold in this market.  The buyers just have so many choices now!
