Staging is Not a Band-Aid for Every Property

Staging is not the band-aid or fix for every property.  Don’t staging is not a band aid for every propertymisunderstand, condition is important when you’re selling your home or an investment property.

 Price is always king, but you have to throw location and condition into the mix.

I received a call from an investor who was having trouble selling a home they had recently purchased and rehabbed.  Most everything was updated,fresh paint, repairs and made move-in-ready.

 

These investors had been in the business for more than 20 years so they were by no means novices.

 

With a shortage of inventory what was the problem?

The caller’s partner wanted to look into staging the property with furniture and accessories. They had never had to utilize staging before but thought it was worth a try.

However, the caller felt that while she saw the benefits of staging, the problem was in the windows.

 

Windows?

 

Parkland home- afterThat’s right!  While they made a lot of updates, they opted not to upgrade the windows to impact windows.

The house on the same street just sold...relatively the same house…. almost the same price and the only difference was the impact glass.

My caller began doing some research and other agents had mentioned the same factor….impact glass.

 

 

Return on Investment?

Nothing is guaranteed. While staging can be visually appealing to a buyer, if they are considering making an offer, many things will be weighed including price, location, condition,  just how move-in ready it is and how much they will have to spend to make the upgrades and updates they want.

What you can do?

Today’s buyers want move-in ready homes.  They don’t have the extra time, funds or desire to move into a home that has a laundry list of big budget projects.

Therefore, you need to add, update or upgrade what you can to attract today’s buyers if you want to get the price you want.

 

When you choose a Realtor®, make sure they are local experts and know what homes are selling and what buyers are looking for in your area.

 

Call in a Professional Home Stager and invest in a Consultation.  You’d be surprised just how many Stagers can actually save you money by pointing out where you need to invest your funds and by using what you have.

Thanks for great information on staging, in our area very few homes are staged except using the owners furniture and reduce the clutter.

When you have a nice rehab, a good stage and no results, the problem lies elsewhere. Investors forget that the market speaks too and not just their desired rate of return...Good posting Kathy Streib

Kathy, you are so right. We can stage all day long, but if other items are causing the property to sit, it is unlikely to be the magic bullet.

So true. The difference is what sets one property aside from the others. When I here people and see listings stating updates, I'm looking for HVAC, roofing, plumbing, foundation repairs, flooring to make the structure better. Energy saving improvements. New appliances help but if they're hooked up to bad wiring and plumbing that's not improvement to me and many buyers. Energy efficient windows and better insulation; that's the surgery needed not the bandaid of staging. Great article!

Buyers not only want move-in ready they also are concerned about energy  efficiencies and new windows go a long way to reducing heating and cooling costs.  Great post!

A stager can make a home appeal to everyone and not leave buyers distracted by the seller's "things and photos", but it can't hide flaws.  Great to ahve a good team working for you to get the job done.

I've never heard the term "impact glass" before. Does this reflect the strength or its value in keeping heat/cold outside?

Unless a seller's home is located near a hurricane alley or extremely windy corridor, beach or terrain, spending money on impact glass windows simply because some neighbors have installed them doesn't make any justifiable economic sense IMO.

Improving other areas of the property, kitchen, flooring, bath, etc., makes more prudent sense to me and IMO would provide a better ROI on those improvements rather than installing impact glass windows.

Great Post Kathy. 

I have to say that most the time when we go to a property for a simple consultation, the items they were thinking needed updating or fixing were not the items that we would have chosen. 

Remember, not all stagers are alike.  We are not there to decorate, we are there to enhance the homes features and give people an idea of what the layout of the home will allow for furniture.  There is a huge difference. 

My hubby is a Realtor and I worked for a Real Estate company for 10 years before I even started staging...  If there are problems with the home or repairs that are needed,  we usually consult with the REALTOR on our suggestions.  As a followu up, we send each client  a written list of the TOP 10 items To Do BEFORE listing.  I think using this strategy is part of the reason our "staged" homes sell so quickly.

A key factor in remodeling is also energy efficiency.  When considering new windows check the U Factor for efficiency.  That is a marketable field and one that a new buyer would love to have as it saves them $ on their monthly utility costs!

Staging certainly helps make a good first impression that is very important but desired replacements and upgrades that have impact will help buyer move one step closer to consider buying a particular home over another.

Our eyes are more and more immune to staging and focus on what the home looks like w/o it.  Mentally you build the filter to remove it and you can program it.  Small condos, for examble does not need it. You want the place look bigger w/o it.

Kathy, staging won't hide improvements that need to be made. If the windows are that important, the buyer will notice.
