Are you motivated enough to make an offer on the house you found?

Are you ready to offer on a house today?

perfect houseFor many years, it has been my personal and office policy to not show homes to prospective buyers who have not been to a lender and been pre-approved for a loan. Not only is it a waste of time for the buyer and the Realtor, but it is often quite frustrating for the potential buyer if they later find they can’t qualify for as much as they thought they could. And if you’re looking at houses without seeing a lender first, then there is a question as to whether or not you are motivated to buy a house right now.

If you view houses worth $250,000 and then find you can only afford a home for $225,000, the difference in the available homes in your new price category is usually sub-par to what you’ve been looking at, and nothing is as good as what you saw in the higher price bracket. Trust me on this one, get pre-approved.

But let’s say you’re pre-approved and want to look at homes. Before everyone gets too excited, I ask my clients one question to determine their true motivation status: If we find your perfect house today, are you ready to make an offer? If you can answer that question with a resounding “yes,” you’re well on the way to being a new homeowner.

Good question to understand motivation - buyers need to be prepared to jump on that opportunity

Good morning Mimi Foster ,

That is a question I ask buyers I'm working with..always good to understand their current motivation. Well done Mimi!

A pre-approval is definitely needed, and that question about making an offer today is a smart one!

Not an unreasonable question to ask Mimi, I'd be curious to know how many respond with a resounding "yes".

Mimi Foster And if the answer is NO, do you show them the door? Or is there still hope?

It's a great question to ask. If we find the perfect house today, are you ready to make an offer?

Good morning, Roger D. Mucci. By the time we get to that point, I'm pretty sure they're motivated to move. One of the goals of the question is to help them understand they're ready. Too often I used to hear, "But we've only seen three houses. We can't possibly make a decision." This cirumvents that a lot. Hope you're well.

Good to see you, Bill Roberts. You mean is there still hope that I'll spend/waste hours showing them houses when they don't know whether or not they're ready to buy?  Of course. As I explained to Roger in #7, a lot of times the question helps them to focus on their goal. But if, after a few days, they're lackluster, I would put them to the back burner and concentrate on a more motivated buyer.

Thanks for saying so, Bill Roberts. The difference between humor and sarcasm is often a fine line. Five daughters have helped me practice my skills.

Are we talking "catty"? I can't believe you would fall in that category.

Absolutely NOT, Bill Roberts. I was merely commenting that with five very witty daughters who play off each other when they are together, you learn to fine hone the skills. Not catty at all. Thanks for clarifying
