Plum Creek Golf Community in Castle Rock, CO Market update. There are several great reasons to look into buying a home in Plum Creek at the very south end of Castle Rock. One of the things I love about Plum Creek is the affordability of homes on and around the golf course, another is that Castle Rock is just 10 minutes south of the Denver Tech Center, one of Denver’s largest business districts.
There are homes in most price ranges, but seldom are they over $700K and there is something for everyone. From a two bed condo priced under $200K to a sprawling 5000+ square foot custom home with golf and mountain views priced in the mid $600K’s there is sure to be something to please everyone.
There are several new home builders that are quickly filling in the vacant land that has surrounded the course, especially now that the course has been sold. For a few years the course had been on the market and home owners were waiting on pins and needles to see what was going to become of the course, rumors went from letting it go and becoming open space, to building condos through-out. But fortunately for the locals and those of us that have enjoyed playing this wonderful track over the past 30 years, the new owners have decided to not only keep the course open, but also to bring it back to the levels it once enjoyed.
One of the truly great things the new owners have done is to convert the old restaurant (at least for three days a week) to one of Denvers fine dining traditions, The Chop House is now open Thursday, Friday and Saturday. Why drive to Denver when you can enjoy the best steak and seafood right at the club?
Buyers looking for a home in a golf community would be doing themselves a big favor by purchasing in this area, it is going to do nothing but increase in value over the next several years.
There are currently 27 homes available at Plum Creek, they range in price from $245K for a 2 bed 3 bath townhome with 1558 square feet of living space, up to $599K for just over 5000 square feet of home with 5 beds and 5 baths.
18 homes are currently under contract, so if you are thinking of looking into this neighborhood do not wait long.
91 homes have sold in the last 6 months, which would give the neighborhood about a 3 months supply
of homes. They have ranged in price for a single family ranch style home with just over 4800 feet of living space that sold for $685K, down to a 2 bedroom, 3 bathroom 1768 sq. ft. condo that sold for $140K, and although this home sold $30K below the next lowest there are bargains to be found.
The best bargain I could find was a 5011 square foot former model home that is listed at an even $500K, that is less than $100.00 per square foot and it is on the golf course with great mountain views. When was the last time you were able to pick up a former show home at the absolute lowest price per square foot in the area.
