Kaiulani 55 is listed for $1.199M since selling for $999K in 5/13. Plantation 1011 is priced at $519K and last sold for $535K in 12/05. Also newly listed is one owner Paliuli 2, priced at $550K. The only sale was for $100K in 12/76
Back on the Market:
Villas on the Price 32 expired on the 3rd and immediately came back on the market still priced at $639K. The prior sale price was $545K in 2/03.
Contingent:
Cliffs 3201 is now in escrow with a list price of $369K after 80 market days. The last sale was for $434,500 in 5/06.
Short sale ocean view Alii Kai 5203 was listed for $595K when it went into escrow. This unit was purchased for $874K in 8/05.
Cliffs 5308, which last sold for $465,185 in 2/04, went into escrow while listed for $599,999.
Nihilani 23C found a buyer after 132 market days while priced at $629K. The last sale was as a bank REO for $469,900 in 8/11.
Sales:
Kaiulani 72 sold quickly for cash on 11/3 after going into escrow on 10/23. Purchased in 5/15 for $820K, it closed at $835K while listed for $869K.
Price Changes:
Villas on the Prince 31 is now $699K down from $749K. The last sale was for $945K in 4/07.

4171 Kamalani Lane closed at $750K while priced at $829K. The sellers bought this home in 6/15 for $925K.
4066 Kaahumanu Place sold for $1.150M cash while listed for $1.199M. The prior sale was for land in 6/04 for $450K.
Expired:
4838 Ou Place expired after 306 days while listed at $699K. The last home sale was in 10/06 for $612K.
Withdrawn:
Moli Place, priced at $699K was withdrawn after 306 days. The seller’s bought this home for $500K in 10/10.
Price Changes:
5071 Kamamalu Loop is now $679K down from $699K. 3684 Albert reduced from $899K to $875K. It sold previously for $549K in 1/12.
The number for this month is 56 and we are already have 17 sales as of today, Sunday. Looks like Santa is coming early for many lucky new Kauai property owners this year.
The big news this week is the Timbers Resort announcement of the rebranding of what was previously known as the “Kauai Lagoons” into an $800M project called “Hokuala,” which means rising star. If you were here in the early 90′s then you may have had the opportunity to ride in one of the beautiful mahogany gondolas or horse drawn carriages that provided transportation throughout the resort, located near the Lihue Airport and adjacent to Nawiliwili Harbor.
“Sharkey’s” restaurant was there as well as the start of a shopping plaza. The resort was intended as an all inclusive destination with plans for condos, homes and much more. The project was sold to Timbers and they are now planning to bring that vision into fruition. It will be interesting to see how this develops! Please note that “Timbers” is one of the largest independent developers and operators of private boutique resorts and residence clubs, which sounds quite similar to the private “Hanalei Club” which is planned for the North Shore.
