Thank you for coming back to take a look at what happened this weeek in Real Estate news for Champlin, MN. This past week was a little quieter than we have experienced since last winter. A slight slow in the real estate market is typical as we head into the Holiday season's.

Thank you for visiting me, this is a weekly blog post geared to letting Champlin residents get a feel for the current Real Estate market right here in their own community. Regardless if you're buying a new home or selling a home, keeping up with Real Estate trends is always a great way to know if "Now is the right time to make a move!" As always, one of the most important things to consider is... are we in a seller's market or a buyer's market? We're entering an awkward time of the market where the home's currently listed have a few days extra of market time, but since the interest rates remain steady and low it's a perfect time to buy or sell. As inventory and demand slow a little we may be shifting towards a buyer's market. As we approach Spring of 2016 the market will shift again back to a seller's market... I expect Spring to be HUGE for Champlin Real estate!
So, what does that mean for a seller? If your home is currently listed or you plan to still list yet this year don't worry! A few things to consider, as the temperatures drop and we start to get snow you can assume anyone heading to your front door is a 'serious' buyer! Relocation changes still occur in any month so it's possible they will be looking in the winter. Also, rental leases end year round as well. Even though moving in the winter may not be ideal for everyone there's still a need for home's during any season.

What Do I Need to Know About The Champlin Real Estate Market?
The median list price for Champlin is $225,870. The average market time is 42 days!! There are currently 72 active properties, of them 12.5% would be considered distressed, either in a foreclosure status or a short sale, this is a drop from what we have seen in the last few months.
Understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay).
By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.
Gauge the health of the market by comparing the number of standard to distressed listings. If the
number of distressed listings is greater, the market could be unhealthy and more likely a buyer's market.
- Sold: Properties sold that month
- New: Listings that are new on the market
- Distressed: Listings that are short sales, bank owned, or up for auction.
- Standard: Non-distressed listings
The number of active listings in Champlin (55316) increased by 2.9% from the previous month. The median number of days active properties have been listed is 42. This is significantly shorter than the national average. The number of sales in September dropped by 84% from the previous month.

Champlin has more than a handful of parks which include Andrew's Park Splash pad, Northland Park, Elm Creek Park Reserve, Oxbow Park and a Skate Park, Lifetime Fitness, ice rink, Mann Movie Theater, The Champlin Library and easy commuting access to Highway 169 and Highway 610 to help your morning commute.
