Over the past eleven years I have worked with a number of title companies. I have had success with all of them and challenges with a few. Over the past year I have noticed many title companies either downsizing or over promising and under delivering. I guess it is just a sign of the times. For the past few months it seems many of the title companies work hard to get both the buyer and seller sides of a purchase transaction. With the overwhelming number of bank owned properties I have seen many purchase agreements specifically stating the buyer has the right to choose their own title company but they would pay for an owners policy if they could handle the buyers side as well. I have found that the title companies that have been in business for many years seem to be the bset choice. Especially when issues appear after the transaction. Who is your favorite title company and why? Below is a list of my favorite title companies in order of preference:
1) LAND TITLE = CONSISTANT, PROFESSIONAL, MANY LOCATIONS THROUGHOUT MINNESOTA
2) OLD REPUBLIC TITLE = CONSISTANT, STABLE, HOLD TRUE TO THEIR COMMITMENT
3) FIRST AMERICAN TITLE = MULTIPLE LOCATIONS, EASY TO WORK WITH
4) STEWART TITLE = WORK HARD FOR YOUR BUSINESS
5) RELS TITLE = QUICK TURN TIMES, GOOD TO LENDERS ESPECIALLY WELLS FARGO
6) NATIONS TITLE = EASY TO CLOSE IN OTHER STATES, QUICK TURN AROUND ON ORDERS
CHICAGO TITLE has fallen off my list as their service has been inconsistant over the years. They also have trouble with multi state closings.
