We often have buyers who are available only after work or on weekends. The greater latitude you give us to show your property the better the probability that we can maximize your price.
Clean Up Closets and Cabinets
When buyers open a closet or cabinet door they should see cleanliness and order. Cluttered spaces may make a buyer think that the apartment doesn't have enough storage area.
Have Pertinent Documents Readily Available
Have your last maintenance bill (and tax bill if you're selling a condominium), your prospectus, the building's most recent financial statement and any letters you have recently received from the managing agent available. Show them to us as early as possible so we can give correct information to prospective buyers. If you have been notified of an assessment or a maintenance increase, tell us. It's important that we know both positive and negative news about the building.
Step back and look at your home
Regardless of how much a broker downplays imperfections in your home, a buyer will remember those negatives and will compute the cost of a repair at a far higher figure than you will. By making improvements beforehand, you eliminate the need for price concessions. In most instances these expenses are tax deductible.
