In October 2015 there were 183 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), down 14% from last month. Here’s the breakdown of overall activity.

 

TOTAL HOMES SOLD

183 (down 14%), 36 Days on Market, Ave. Sales Price $426,206 (down 4%), Ave. sale 97% of asking price

Detached Homes Sold
98 (down 25%), 31 Days on Market, Ave. Sales Price $480,525 (down 6%), Ave. sale 97% of asking price

Attached Homes Sold,
85 (up 5%), 42 Days on Market, Ave. Sales Price $354,357 (up 5%), Ave. sale 97% of asking price

 

Oceanside oceanfront homes and condos for sale, and Vacation homes for sale in Oceanside, CA

 

Sales volume decreased in October across the board, especially for detached homes, the second decline in sales. 17% of the October home sales were cash transactions, compared to 16% last month. Average sale prices also shifted downwards for detached homes but increased modestly for attached homes.

 

Buyers, on average, negotiated 3% off asking price but some homes sold for more than the list price. The MEDIAN sales price of detached homes was $471,250 (up 1%), and $288,494 (down 1%) for attached/condos.

 

At the end of October 2015 there were 339 Oceanside homes for sale, a 13% decrease, the 3rd consecutive decline. This represents an inventory of only 1.4 months for detached homes (down from 1.5 months last month) and 1.5 months for attached homes (down from 1.8 months last month) based on the current rate of sales over the last 6 months – the Oceanside market remains very competitive and is a strong seller’s market.

In October 230 Oceanside homes came on the market, a slight decrease from last month (236). In contrast, the number of Oceanside homes going pending increased fairly significantly, by 18%, from last month, with 213 pendings (excluding homes that actually sold in October).
