Having a valuable and sought after niche immediately sets you apart from the crowded room. Having a niche will show your prospective investor clients you are different, in a good way. Having a niche identifies you as a respected authority in your specialty field. Having a niche will cause investor clients to seek you out, rather than you trying to persuade them to work with you. Having a niche will give you ongoing and repeat business equaling more and more commission checks for less and less work and stress. Having a niche is a must for today’s agent’s long term survival! Your niche, like mine is, can be working with real estate investors as an investor’s agent. As an added benefit, you will also save a lot of money on gas and I will show you how.

 

I know for a fact that many agents do not work consistently with investor clients. I know this because when I first got started in investing about 11 years ago, I had a very hard time finding an agent who fully understood the needs of an investor client. I was new to investing and didn’t know what needs I had anyway!

 

As most prospective clients do, I would call or email agents in my local area for information. While most were very friendly and offered to help me find a house, only a couple (out of several hundred) knew anything about investing, had ever invested themselves, or worked with investors on a consistent basis. Most agents simply wanted to sell a house, get a commission check, and move on to their next client. While I guess I can’t blame them, they obviously didn’t understand the benefits or process of working with investor clients.

 

I ended up self-educating through trial and error, reading a lot of books, and jumping head first into investing. Fortunately for me, I did end up finding a great Broker to help me find investment property. He had many years of personal real estate investing experience and therefore was able to guide me through my own investing for the next several years. I know for a fact I made a 6 figure positive difference in his real estate commissions! Just one real estate investor can make a 6 figure difference in your real estate commissions? YES! I know this because I have done it both as an investor and as an agent working with investor clients who purchase multiple properties.

 

WHAT IS A REAL ESTATE INVESTOR’S AGENT?

 

A real estate investor’s agent is a specialty trained professional who understands the process of real estate investing.

 

Let’s face it, real estate investors need a specialized real estate agent who understands all aspects of real estate investing. When you break a bone, you don’t go to a general doctor, you go to an orthopedic specialist. When you have heart trouble, you don’t do to a general doctor, you go to a cardiac specialist. Do you need braces? You don’t see your dentist, you see an orthodontist. There are important times in your life when a specialist is necessary. Oh any agent cannot deal with investors. I recently had an "investor specialist" ask me what a CAP rate meant. Really? and you're a "specialist"

Working with investors is a whole different business. Many of them have been watching late night TV, or have just come out of a Guru seminar primed and ready to make many mistakes.

Just knowing which investors are worth working with is a skill that takes a long time to learn.

Just my two cents... The real estate agent is pretty critical to good investments as Real Estate Investors have so many different wants and needs.  My husband and I are RE Investors and focus primarily on buy / holds and flips, the different depends on the income variables and the amount of return based on a long or short investment. 

However, I have many other Investor acquaintances that primarily focus on Wholesaling and/or 1-4 investments.  You really need an agent that understands the intricacies of each type of RE Investment... That might mean having 2 - 3 different agents that understand that type of investment. I have found Bigger Pockets is a fantastic resource to find actual Investor Agents who speciliaze in different areas of investing.

I have not yet read your free info, but it seems like you specialize in flips. Great Job!

Thomas, you're absolutely right, it does take time to develop this niche. Most investors don't know what they are doing which is why they need a trained agent who does!

 

Karen, no doubt about it, some agents don't want to admit investor specialist might not be the correct label. Agents don't like it when they are wrong, right?!
