The days are getting shorter. The temperatures are getting colder. And what most of us want, when we come home from work in the cold, dark, evening, is a warm, bright, cozy space.
Buyers want to feel that same, emotional sense when they walk into a home they are considering buying. Especially as we approach the holiday season.
When a home for sale is vacant, that warm, bright, cozy space does not exist. Buyers go through the home quickly, and want to move on to somewhere more pleasant.
Placing nice arrangements of furniture and accessories in a vacant home create that warm, fuzzy feel buyers are looking for. It’s a home setting that they can relate to and connect with emotionally.
Rooms with furniture in them keep buyers in them longer. Instead of saying, “Dining room. Unhuh” and moving on, they pause, imagine themselves sitting at that dining room table with family or guests, and living a wonderful life, even if they never use a dining room! Furnished homes create an ideal lifestyle for potential buyers, and cause them to want to buy the house to have that dream life.
Throwing a few random pieces of furniture in a room and thinking that creates the dream is a misconception. Staging involves coming up with a conversational area with furniture in a living or family room, for instance, then adding colorful pillows, a cozy throw, some beautiful artwork, a few well-chosen decorative accents on tables and, if the floor is wood or tile, a soft-to-the-foot rug.
The goal is to have the buyers walk in the door and, in the first 90 seconds (that’s all you get to either keep them in the home to see the rest or turn around and walk out) say to themselves, “I/we want this house!”
Does your house for sale create that response in potential buyers? If not, you need to get busy to change that if you want a quick sale for top dollar.
