Riverwalk- The Newest Subdivision in Long Beach.

 

 

 

 

It’s official- the housing market in North Long Beach is looking up as the new residential subdivision “Riverwalk” in District 8 gets the needed recommendation from the Planning Department and gets the stamp of approval from all City Council members.

 

Long Beach, City Hall, around five O’clock Tuesday night (11/4/15) when Robert Garcia- Major of Long Beach, asked the audience to stand and rise for the pledge of allegiance- there wasn’t an empty seat in the City Council Chamber. The packed house was on pins and needles waiting to see “if” City Council members approve the necessary measures needed for current landowners (Integral Communities) to move forward and to start the development of North Long Beach’s newest planned home development “Riverwalk.”

 

The Riverwalk project is a new planned home development in North Long Beach’s District 8. The site for the new subdivision is private property owned by Integral. In 2013, the 11-acre lot previously known as Will J. Reid Scout Park and previously Boy Scout of America Scout Camp sold for 6 million dollars to Developer Integral Communities.

 

The Riverwalk project has drawn a lot of attention; some folks in attendance welcome and support “Riverwalk.” And there were some folks in attendance that did not welcome “Riverwalk.” The folks for the new subdivision say it will drive up home values for near-by homeowners. The supporters also like and understand the developers pledged 4 million dollars to build a public recreation park (Oregon Park) and to improve surrounding streets, street lights, curbs, and sidewalks. The folks not for the new project do not want to see change; they are fearful of all the new noise (overcrowded streets, overcrowded parking, and general noise) associated with 131 new neighbors.

 

Even though there were many excited folks in attendance, the most excited/nervous in attendance was the group of nicely suited gentlemen from Integral Communities. Integral started this project in October of 2013- and they’ve worked very hard to get the necessary approval. And it took almost four-hours, but it had to be worth the wait. Finally, Integral Communities did it; they can move forward and start developing “Riverwalk.”

 

The developers now have some lofty goals ahead of them. Integral is set to start developing the land soon, and Integral hopes to have homes ready for sale as early as summer of 2016. When completed- Riverwalk will include 131 detached two and three story single family homes in a gated community. Within Riverwalk, the houses are going to have Spanish Revival influences and the developers are pegging the homes to sell in the high 5s to mid 6s. Riverwalk will also include a recreation center with swimming pool and a tot-lot onsight. Plans also include a new public park, “Oregon Park.” 

 

Overall- I am hoping for the best. I hope Riverwalk and Oregon Park are great additions to North Long Beach, and I look forward to the project making North Long Beach that much better.

Long Beach is a very desirable part of California.  It isn't uncommon for there to be some trepidation among those who worry about change.  But, the Riverwalk project sounds very exciting and I'm betting it will enhance the community a great deal.

Roger D. Mucci ~ RM, this is great news for North Long Beach.. Not since 2010 has LB had such a big new housing development in the works, and it is long overdue... 

Myrl Jeffcoat ~ after listening to the concerns, I understand the worries. But hopefully, the developer and the city will do all they can to mitigate all issues. With a population of over 500,000 in LB, the new subdivision is needed
