What are your thoughts on this?  I was once told that you could violate Fair Housing with some of these ideas.  I have had clients ask to do it; I have declined.  Has anyone had success with this?

We've never done this - we have received some over the years.  We do point out the whys and wherefores of an offer when representing a Buyer, as we do any counteroffer when representing a Seller, but the text is limited to the contract and the property.

Yes, so that is the key to keep the text limited to the contract and property.   I do not see anything in the contract about children playing on the trees!

There is a more personal touch to write an offer.

All my listings I get loan officer calling pledging they can fund and close in time (<21 days).  I ask if delayed are they willing to pay penalty out of their wallet? Clean contract no ifs. 

On my offer I meet with the agent in person. Pledge my offer. Often they offer number multiple offers countering. In one case says Sam it is yours at this price, if we counter multiple offers you would not have got it.  Your offer is clean.

In our area sometime you have to make counter-offer more than once.

Erin - I have seen it where the home buyers have attached a letter with their offer. Never seen or heard of an agent writing the letter.
