                        The Pamela Madore Group Talks About FSBO Properties



I just had a guy text me and want a list of FSBO properties.  I explained that I was a Realtor and that I don't have a list of FSBO's.

Why did he want a list of FSBO's?

 

 

There are really only four types of buyers. The first one is serious and in a hurry.  Maybe they are relocating here and fly in for the week-end and need to look at as many houses as they can.  Or maybe they just signed a contract on their house last night and have to be out in 45 days.  Those are serious, in a hurry buyers.  They will use a Realtor to help them fast.

The next type of buyer is also serious and in a hurry.  They may be first time homebuyers and have no idea where to start or what to do.  Or they may be move up or down buyers.  This is the first time that have every done anything like this and need help.  They call a Realtor.

The next type of buyer is not really a buyer at all.  We call them the "looky

loos".  In another words they have no intention of buying a house.  They may not even be able to qualify.  What they are looking for are decorating ideas.  How is your furniture placed?  What type of blinds or curtains do you have.  They are a total waste of time.  We get plenty of them at open houses, too.


The last type of buyer is the one that goes out looking for FSBOs because if it is a FSBO it must be a good deal.  They will come to your house and give you a low ball, cash offer , as-is.  These are the investors of the world.  They make their money by looking for uneducated, unrespresented sellers so they can get a great deal.

Let's refer back to the  guy that text me this morning.  Which type of buyer was he?  Yup.  An investor looking for a deal and naturally assumes that if it is a FSBO it is a good deal.  

Which type of buyer do you want?  

Aren't you sick of keeping your house clean, scheduling people to come in and out of your house at inconvenient times, trying to lowball you,  and not even sure what paper work you need to use?

Hire a professional to help you.  The National Association of Realtor's statistics show that a Realtor sells a house for 12% more than a FSBO.  The Realtor paid for themselves and made you an extra 6%  How can you beat that?
