Have you purchased a new home and are ready to take the next step…selling your home? The selling process can be a bit arduous and will definitely throw off your regular routine for a few weeks, but the end result of an offer in hand is always worth it. The Price is Right

What you price your home at is very, very important and should be done strategically. I’m sure you’ve heard of the crazy schemes where owners price their homes below market value to get a bidding war….but these crazy schemes rarely result in a sale. You’re also taking a chance that your home will sell for much less than it’s worth, and taking it off the market to put back on in a few weeks or month, is bad optics.

Educated buyers and lenders will determine market value based on comparable recent sales in the area. Your Realtor will look at sales in your neighbourhood over the past six months to determine how much someone is willing to pay for your home. On the opposite end of the spectrum, pricing your home too high could turn potential buyers away because they may not see the value in your home.

Make your mark

Scientifically speaking, you only have seven seconds to make a first impression when meeting someone new. The same can be said when someone first enters your home. It is very important to make a great first impression. This means doing a serious decluttering of your home so it is free of visual distractions. Remove excessive furnishings and knick knacks so that the best features of the house are properly highlighted.

A home that is staged well will look great in photos and marketing materials used to sell the home by your Realtor. At first glance, buyers should be fascinated by what they see and feel obligated to book a showing to see the home in real life. Throughout the selling phase, jeep your home as clean and tidy as possible. Although this may require a little extra work and special attention it will help towards a speedy sale.

After you’ve completed all the decluttering and cleaning, and priced your home right – now you simply have to wait for that one special buyer who wants to purchase your home. Your Realtor will follow up with potential buyers to get some feedback and encourage them to bring in an offer. The negotiation process can be a difficult and sometimes stressful time, but that’s where you hand it over to the capable and knowledgeable hands of your Realtor. With a well thought out pricing strategy, you can expect that serious buyers will be happy to negotiate in good faith, resulting in a positive outcome for both buyer and seller.
