This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 1.5 percent, for new homes up 17.3 percent and for resale conds up 4.4 percent. The sales volume is up for resale homes 8.2 percent and up 9.9 percent on condos and down 15.6 percent for new homes.
- Mission Viej.8o Zip Code 92691 sales prices are down 0.8 percent and the sales volume is up 34.1 percent.
- Mission Viejo Zip Code 92692 sales prices are up 7.7 percent and the sales volume is up 42.4 percent.
- Aliso Viejo sales prices are down 0.4 percent and the sales volume is up 0.0 percent.
- Laguna Niguel sales prices are up 10.8 percent and the sales volume is up 9.2 percent.
- Rancho Santa Margarita sales prices are up 14.1 percent and the sales volume down 7.4 percent.
- San Clemente Zip Code 92672 sales prices are up 12.0 percent and the sales volume is down 2.6 percent.
- San Clemente Zip Code 92673 sales prices are down 0.9 percent and the sales volume is down 14.3 percent.
I would like to point out the change in the season is here but note that median prices in most South Orange County areas are up. The more interesting week over week is that the sales volume has grown. We are not to the point where sellers or buyers should be avoiding the market because of the holiday season.
