Now a days buyers typically suggest to me what homes they would like after I send a "batch" of options to them. As we all know, they are doing their own research online hunting and gathering their favorites !
I have read so many posts here in ActiveRain Land about photos being the primary source of showings. Hey , if the pics are great with the right lighting and angles..
even a shack can look chic, right ?!
What buyers don't realize is Realtors and local experts know more than what the lens presents.
We know the condition of the homes on the same street, or the neglected vacant lots that haven't been mowed or cleared by the AWOL developer in years. We have insight to the road traffic, the days on market for the neighborhood, cell phone towers or power lines etc. What we know sometimes when setting appointments is that there is a good chance we are going to pull up and the buyer will say,
" We can skip this one ".
Have you been in this situation and
1. do you tell the client beforehand about the negatives or
2. do you let them make that judgment ?
For me, I often am showing homes scheduled a few days away so many times I ask the buyers to ride through the neighborhoods and get a sense of location and feel for the community by seeing the neighborhood in person. Many times they will take a home off the list after their preview of area and often they will add or inquire about others they stumbled upon. If they are new to the area, I prefer to send them off on their own for a few hours to roam around. I tell them to call me if they get lost and I can help. Now a days they use their phones and GPS to navigate. If they get a sense of the area by "feel" it notice it helps when zeroing in on where they will want to live. The lifestyle. The location to compliment their daily routines.
