Orlando real estate market October 2015

The Orlando Florida real estate housing statistics for October 2015 have been released by the Orlando Regional Realtor Association.  Here is a direct link to the full MLS statistics details. These numbers are for Orange County and Seminole County in Florida and show properties sold via the MLS.  They do not include for sale by owner FSBO, courthouse auction, builder sales, or other non-MLS sales.

The market continues to stabilize.  Inventory has remained steady just under 12,000 for 10 months in a row.  The number of new listings and new pendings remain stable as well.  The gap between those 2 numbers hovers around the 1300 mark which is a little high but deals are definitely closing.

Closed sales remain strong this Autumn.  October sales are similar to what they were a year ago.  We now have a 3.5 month supply of homes available for sale. (11,411 inventory / 2,800 sales = 4.1 months' supply).  We are in a seller's market which is generally a good thing. It is somewhat challenging though for buyers because everything priced right is selling quickly.  Days on market has are at 71 days which is historially very reasonable.  

Prices remain steady.  The median price of $180,000 is similar to what it has been since May 2015.
