I became aware of a piece of property that had potential for my developer client that was just sitting for months. It was half destroyed by fire, vacant and I was curious. I tracked down the owner, found out where he would be, and then went to see him in on a Sunday morning at a church of all places. You see he was the Pastor. I thought if I got there before the services, we could connect

WE DID

The Pastor was very interested in doing business and we had good, succinct communication and at some point, it came up rather innocently and in a btw format that he has an agent. Yes, we have an agent. Isn't there a sign on the property? NO, there is not and that is why I am here. Oh, he says perplexed which became contagious.

EAGER TO DO BUSINESS

The Pastor then when on to more sharing and I had to politely start to withdraw from conversation and said, Pastor, now that you have an agent, I must speak with them. Can you put us together? Yes of course, he will call you and thank you says him. Look for my offer says I... and we part ways

TWO DAYS LATER

Two days go by and then I get an email. The agent, wants my offer. Okay, I know that. How about telling me the price, disclosures, terms, and any other relevant information I respond. He says there is no price, terms and everything is... as is where is. Do you have a buyer? It all starts to become clear

FISH OUT OF WATER

I am dealing with an inexperienced agent is what now is very clear. Not only that, but I found out this agent does commercial Real Estate way out of the area and not any residential where the property is. Poor contact, no data to be shared, inexperienced and in a sense, running a type of auction house?

THREE BLIND MICE

When I revealed how to at least get started with relevant data, he responds that they know all that and they just want my offer. Do I have an offer? I took notice that the email had two other people via the CC on it. I am dealing with three, don't know what they are doing, type agents. How did you get this listing?

PASTOR DOESN'T KNOW

I felt sorry for the Pastor as a client. I was starting to piece it together. Someone in the congregation, who lives out of the area, who does Real Estate commercially got the supposed listing by convenience or opportunity and the church believes it is all being handled satisfactorily. They know not what they do!

CATALOG & REGISTER

A listing agent is responsible for so many things too many to list (pun for sure). We can start by setting up clear communications. Then, supplying data with pricing points is expected along with relevant and pertinent information if for nothing else, your clients sake. They are depending on you for a result

CHILD'S PLAY?

Not to mention double the work for any other agent coming in with a client. Once licensed agents are made aware of anything, fiduciary requires that it be handled and that clients get protected and well cared for. That wasn't at play here. Instead, child's play took place. C'mon......

STEP UP or STEP DOWN

This was a nice contrast made current for me to share. Do what this fellow is doing, and no wonder people consider FSBO or purchase without agents. One look or feel from this, and even a layman gets they can do better or no worse! No wonder the courts are clogged and so many complaints are filed

I could have closed a deal with the Pastor that morning easy-peasy light & breezy

Listing agents...you gotta walk, talk and act like one or you are doing us all a disservice

That is horrible. I feel for that Pastor who is getting POOR representation and likely costing him thousands of dollars as well as lost time use of the money

Richie, it is sad to hear when we run into these agents, as we do often.   Sellers should do a bit more interviewing.

All it takes is a few bad apples to make the rest look bad.  That Agent is a prime example of why Realtors are often put into the used cars salesman category.

I do feel bad for the pastor but he really should have done his homework before listing with the wrong agent. Or at the very least been aware of how his listing was being handled. A bit too trusting, perhaps?

Unfortunately there are many agents who just put up a sign and do nothing else. Home owners should interview agents before listing.
