Buying Your Fort Worth Home Without A Realtor Could Cost You More

 

Like some buyers, you may be shopping for a home to buy without using a Realtor.  An agent of your own, working for you.  Maybe you don’t trust agents, you want to shop on your own time at your own pace without an agent pressuring you to buy something you won’t be happy with. They’re just salespeople, right?

 

Wrong!  A salesperson owes you service, but not loyalty.  While a Realtor owes loyalty to whomever they’re contracted to serve. In most cases that’s the seller. See this is my point.

Once you contact the listing agent about a property, go view that property, and decide to buy it, don’t expect the listing agent to represent your best interests.

 Here’s how it really works.

 

The listing agent represents the seller in a transaction, and always has the seller’s best interest in mind. Anything you say to the listing agent is not protected and can / may be used against you in a negotiation.

 

For example, you might inadvertently tell this Realtor that you’re relocating and have to find a home to buy in the next week. So when you make an offer, the seller’s agent may tell the seller that you’re motivated to buy quickly, making the seller less likely to lower the price or negociate in any matter.

 

If you didn’t know that, you may also not know that you can hire your own Realtor. This Realtor will have your best interest at heart plus at no additional cost to you. Like the seller’s agent, the buyer’s agent is paid out of the transaction proceeds. Both parties are paid from the commission.  Won’t cost you a dime extra.

 

You should sign a representation contract for a Realtor to represent your best interest. Otherwise, there is no guarantee that you’ll get preferential treatment. A Realtor working for you could be crucial in a busy seller’s market when home supplies are limited.

Melissa, it's interesting.  Today I saw a listing agreement that my aunt in another city asked me to look at.  And the agent wrote in that the brokerage fee would be reduced by 2% if he wrote the offer that she accepted.  When you think about it, the buyer pays the fee - it's "bundled" into the price of the home.  And if you think about it, that gives the seller the ability to go down a bit further to net what she wants for the house.  

But it's not that I don't agree that in almost all cases, buyers are better off with their own agent.

Melissa, this is an excellent message for buyers.  Years ago, a couple bought a FSBO from a flipper.  They were certain they got a far better deal than they could have gotten, if they worked with a Realtor.  Four years later, they decided to put their home on the market and discovered it was not worth what they paid four years before.

Melissa, it is amazing at how many call off the sign, and think they will get a better deal or get their offer accepted over others.    It is even more sad when they are first time buyers with no representation.
