Prices

Median price in October was $557,500. This is up 4.1% from $535,500 in October of 2014. On a year-over-year basis, median price has been falling for 4 months. This is the lowest median price has been since March, 2015. 3-month median price of $622,500 in October was down modestly from $695,000 in September and down marginally from $631,500 in October of 2014. Price per square foot in October was $288. This is up from $257 in September and up from $272 in October of 2014.

Inventory

Inventory of 65 in October was down 14.5% from 76 in September but up 32.7% from 49 in October of 2014. New listings of 9 in October were down considerably from 15 in September and down modestly from 10 in October of 2014. Months of supply of 7.6 in October was down somewhat from 9.6 in September but up considerably from 5.7 in October of 2014. This is the lowest months of supply has been since April, 2015.

Market Time

Days on market of 82 in October was up moderately from 68 in September but down slightly from 91 in October of 2014.
