5 Tips in Hosting a Carillon Lakes Community Home for Sale Open House

No matter how good the real estate market is going, Carillon Lakes community homes for sale don’t exactly sell themselves. Sellers need to partner with a trusted Realtor® to help them market the home properly, work on the necessary paperwork, and find potential buyers willing to purchase the place. A crucial part of home selling is the open house.

Here are helpful tips on how to host a successful open house.

An open house is an event wherein sellers literally “open” the place to the public for a number of hours on a specific day to let them check out the place. This selling activity is done mainly for potential buyers to get an up close look and feel of the home. There are many aspects to help host a successful open house. The success of this event can be determined by a few factors, all pointing to how prepared the seller and his or her Realtor® is. To help you out, here is a list of tips for hosting a successful open house:

1. De-clutter your home.

Nobody wants to see a messy, unkempt home. Buyers want to see the potential of the space. They need to be able to picture themselves living in it and they won’t be able to do that if all they can see once they enter the home are the piles of dishes on the sink or the stack of dirty laundry in the room. Make sure to clean the home before opening your house to the public.

2. Fix anything that’s broken and add a fresh coat of paint.

Some buyers can easily get turned off by chipped paint and anything that’s broken in the home. Replace all light bulbs. Repaint the walls with a neutral color. Fix leaky faucets, squeaky cabinet hinges, and broken windows and doors.

3. Remove all personal things from the buyer’s sight.

You want your potential buyer to focus on the apartment, not on your life. Take down all personal photos, your collection figures, your certificates and diplomas on the wall. These items can be distracting and Carillon Lakes community Realtors® shares that sometimes, buyers get so overwhelmed with all the travel photos on the mantel that instead of looking at the living room or admiring the fireplace, they talk about the people in the photo and the places that they’ve been in. Remove any traces of you and your family in the home so buyers are able to more clearly imagine themselves living in it.

4. Don’t be home for an open house.

When buyers see that the sellers are in the home, they tend to clam up and are hesitant about asking questions or saying exactly what they think about the place. They feel uncomfortable and are not able to be more open and honest about how the home makes them feel.

5. Stage the home.

Just because all your personal stuff should be removed during the open house doesn’t mean you should leave it bare. Consider hiring a professional stager to help make the house look more presentable to the buyers. Put a vase of fresh flowers or a bowl of fruits on the kitchen counter. You can also opt to play a soft music to calm the buyers and put them in a good mood.
