Holiday Decorations ... yes ... no?Staging in Burlington

It's that time of year again. Christmas is just around the corner so out come the decorations. 

The problem is that this year your house is on the market. So, do you go ahead and decorate for the holidays or do you skip it this year? 

I recommend decorating! Buyers want to imagine celebrating in your home next year. Show them how wonderful it is to enjoy special occasions in your home. 

This does not mean you can ignore the basics of Staging: 

  • curb appeal is key - keep the walks and driveway clear. Put out your lights and create a wonderful Christmas planter by the door. Hang your wreath on the door. 
  • avoid clutter - this means you need to remove something to add an item. Don't just add to the accents you already have out. Use fewer pieces but create the 'mood'. 
  • create good traffic flow - Don't disturb the comfortable traffic flow you created when the home was staged. It is still important, so avoid adding that special piece on the stair landing or in the doorway. 
  • leave room for the buyer's imagination - buyers want to see large rooms for that size of home. Don't fill all the spaces with Christmas decor. This may mean you leave the tree until just before Christmas and just decorate the mantle and table tops. Switch out that piece of art for a wreath. Let's face it, trees take up a lot of space. 
  • keep it clean - just like before you decorated for Christmas, clean is very important. 

Depending on your style, the Christmas decor may be more restrained this year but definitely not ignored. 

Show those buyers how to enjoy the Holiday Season in your home!

Hi Janice - I agree with you completely. Undecorated homes on the market this time of year really stand out for what they're lacking.

Hi Janice. I came over from Roger's blog - I agree you should decorate, but on a smaller scale. Like you said, leave room for the buyer's imagination.

Janice- this is such good advice.  There's no reason why a seller cannot have some holiday cheer around the house but they need to remember the underlying principles behind staging.

My home was listed during the Christmas holiday and I decorated, tree and all. The key is making sure it's kept to a minimum and all gone by the first of January!

That's right Sharon Tara . Nothing wrong with a tree as long as it doesn't take over the room and interfere with traffic flow.
