You read it right....

Low ball offers are just fine.

BUT!!!  Don't come back crying when it doesn't work

and you lose the home you really wanted.

Don't blame the seller for not taking your offer.

Dont' blame your agent because they didn't get the seller to accept the offer.

If you really want the home...give your best shot right away!

Hi William.  I've resorted to keeping either an email record or written record of my suggestions for these types of buyers, since they like to conveniently forget our recommendations and try to blame us for not having their offers accepted.

Great advice, William. And on the distaff side, I always tell my sellers that lowball offers maybe a door opening to negotiations, so if there are no others, not to throw them out. (I once sold a home where we told the buyer three times that we didn't find his lowball offers acceptable. On the fourth round he came back with a reasonable number and we negotiated out a contract.)

Lowball offer are just ther start to negotisaions.  I have had low offers end up paying close to full price

A low ball offer is a starting point . . . . When the buyer is willing to become realistic things will move forward. If not it's over very quickly.

Low ball offers are fine, and falling in love with a home is fine, but best not to do both with the same home since you are much less likely to ever own one that you start with a lowball offer.
