Braemar Property Values: September-October 2015 (Carriage Series)
As I type this Braemar Property Value Report it is the day before Thanksgiving. I can just imagine the hustle and bustle going on inside the various homes in our community, prepping for tomorrow. Some 
may be getting side dishes ready to take to a nearby gathering, others may be preparing for the big meal to be hosted at their homes. And of course, there are those that may be packing up bags to travel a longer distance to see family. No matter what you are doing, I hope you enjoy your holiday.
Before I go prep the side dish I will be taking to a family gathering tomorrow, let me fill you in on what happened in September and October with respect to Braemar Carriage home values. Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home. The floor plans, from smallest to largest, are: Maplewood, Norwood, Oakdale and Parkdale.
Unlike some of the other types of homes in Braemar that have not seen any recent sales activity, the Braemar Carriage homes had seven sales between September and October. The low sold price was $345,000. The high sold price was $399,000. The average of all seven gives us our new average market value for Braemar Carriage homes--$377,429. While that is just over a 2% decrease in value since last report, it is nearly a 3.5% increase in average value since last year.
If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect 
to be under contract in an average of about 34 days. You could also expect to contribute an average of over 1.5% of the sales price to your buyer's closing costs.
The next Braemar Property Value Report will be out in late January and will detail sales from November and December.
