The MLS Property Information Network reported that a total of 28 Stoughton MA homes were sold in October 2015. That was the third highest monthly sales in 2015. Stoughton MA home sales hit their peak in July with 32 and were followed up with 29 in August. However, it was 6.7% less than the same time last year.
The average sale price for a Stoughton MA home last month was $347,400. This was actually 1.2% lower than the same time last year. It was also the second highest monthly average for the year. Only April's $365,438 average sale price was higher. One motivated Stoughton Buyer picked up a 3 bed/1 bath, 1056 square foot fixer-upper on 1.12 acres of land for just $180,000. That was $49,000 under the listing price. Another Stoughton MA Buyer is now the proud owner of a 4 bed/3 bath, 4066 square foot Contemporary on just over 3/4 of an acre of land. They paid $575,000 after just 11 days on the market. That was $3,000 under the list price. In fact, the Buyers of 20 of the 28 homes sold last month paid list price or less.
Buyer Takeaway
The market saw less total sales last month. With that, prices were down slightly. Homes are on the market for far less time. Last year, the average days a Stoughton MA home was on the market before it went to offer was 36. Last month, that decreased dramatically to just 25. Eight of October's 28 home sales were on the market 30 days or less. One sold after just five days and the new owner paid only $500 over asking.
