Braemar Property Values:  September-October 2015 (Courtyard Series)

Hope everyone enjoyed their Thanksgiving yesterday.  It was a gorgeous day to kick back and enjoy the company of friends and family.  Today, instead of braving the busiest shopping day of the year, I am Braemar Courtyard Homechurning out another Braemar Property Value Report.  This particular report is detailing sales of homes in the Courtyard Seires.   If you don't know what a Braemar Courtyard home is,  allow me to explain. Courtyard homes are one of three different floor plans that share a private courtyard driveway and have limited outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were three Braemar Courtyard homes that sold between the beginning of September and end of October.  The two highest sold prices ($396,000 and $410,000) were Arlingtons.  The lowest sold price of $360,000 was a Clarendon.  The average of all three gives us our new average market value for Braemar Courtyard homes of $388,667.  This marks a 5% increase in average market value since last report and nearly a 7.5% increase in average market value since last year.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in an average of two weeks.  You could also expect to contribute an average of nearly 1.5% of the sales price to the buyer's closing costs.  

The next Braemar Property Value Report will be out in late January and will detail sales from November and December. Until then, when you are ready to sell your Braemar home, give me a call and let's get it done. No One Knows Braemar Better!

It looks like from your market report, Chris Ann, that the September to October range for selling Braemar Courtyard Homes is a much better time of year than the summer months.
