WHEN is an OFFER really an OFFER when it comes to buying a home?

By

How do you know if an offer is a GOOD offer when it comes to buying a home? How do you know the Buyer is Serious? How about Real? These are all questions Manchester NH area Home Sellers ask.

A local home owner was selling his home himself. The phone rings... A buyer came through the home and said they would buy if the home was painted, so he painted. The buyer never came back. Then another buyer said they would buy if the home had new carpets. He replaces the carpets but the buyer never buys.  The other day a buyer said they would buy if the home had a new kitchen, so he was calling to find out who i would use to replace his kitchen.

You thought he would ask for help selling his home? nope he wants to save the commission. But in the last 6 months the home has not sold, he know has colored walls, dark carpets and wants to spend 20 thousand dollars on a kitchen? All i can say is OUCH.

It was my duty to let him know this. He invited me over but swears this buyer is the one. If they dont buy in a couple of months he will call and list. This seller in his haste to save has spent 4-5 times what he would have paid if he just listed the home. The secret is a good listing agent will more than  cover their fee in their attempt to sell the home for the best possible price in the quickest amount of time.

In Real Estate,  YOU deserve the BEST service when buying or selling a home. THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. If you are ready to sell now, learn what you should ask for it. How much offers may come in at and what the approximate selling price should be. NH Home owners should contact me now.

IN SUMMARY the key to having a successful purchase or sale can increase simply choosing a better agent. The secret is that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

Scott Godzyk No matter how much evidence you present to some people, they will mentally dismiss it by reverting to the belief that they know better and their home is so unique and deserves to fetch the highest price paid over much better homes and locations. To those sellers, I just walk away and leave them to stew in their manure pile.

He'll have ten more buyers that will say "I'll by the house If......" and spend more money than if he would have taken your advice from day one.

You really do have some great stories to share, Scott. This seller is clueless. All that time and money wasted when he should have consulted you right away.

I saw your last comment on my football post. If you ever do fly into Denver for a game, give me a call. I'll also try to get a ticket, but don't get so cocky yet. I'm looking forward this game. GO BRONCOS!!!

What a crazy story Scott, he is very stubborn. I would be careful with this person. Sounds a little cheap too.

And that is why feedback in the hands of sellers, vs. handled by a professional agent, is trouble.  This guy legitimately thinks that these reasons people are passing would make them want to buy if he addressed them.  He needs a listing agent NOW.

This is very good reading for prospective home sellers. They will be in good hands when they select you as their listing agent.

Some unrepresented sellers never learn, and clearly aren't weighing the pros and cons of what they are doing and the money they are spending, or losing. Seems to me these buyers were just sharing opinions, or felt they had to say something to the seller to his face, but actions speak so much louder. Too bad he is ignoring what the market is saying loudly!

Hi Scott -- your philosophy is straight forward and takes a very logical approach to effective selling.   You know how to interpret what is "being said" and what is not being communicated.   That's a real talent.
