Closed sales showed a 9% INCREASE in sales as compared to October 2014. The average listing and selling prices for October were both UP 5% as compared to the same period. The median home price was UP 7%.
Days on the market went up 65%. A few short sales contributed significantly to this increase.
Going forward, there are 35 homes under deposit and 22 sales pending.
The market absorption rate stayed stable at 5.43 months which is statistically in a seller's market. This means at the current pace, it would take 5.43 months to sell off the inventory of 190 homes.

The absorption TREND, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 5.18 months for the last three months. This number went up a bit from last month, but still in a sellers market statistically.
It is VERY important to note that the absorption rate is calculated on all price points. If you are selling your home, your agent should calculate the absorption rate trend for your price range to get a more accurate analysis.
Down a little from last month but not a significant decrease.
The closed sales price average took another dip this month due to a higher percentage of lower end sales. Bargain hunters and house flippers may be out in strength!
