My Take on the Market - Oct 2015 Review
October was the best month I have had all year for closings. Most of them were properties that went under contract in September, it usually takes 30 to 45 days to close a loan depending on the type of loan. Our lookers have slowed down. I think the weather has had a big part of that. People just don't want to get out and look in the rain unless they are on a timeline, and have to move soon. I am hoping for a burst of pent up demand when the weather clears.
We are coming up on the holiday season. I have found year after year you don't get too many calls and showings during the holidays, however if someone is looking during the holidays they are very serious, know they are qualified and they need to move soon. If your home is on the market now you need to have it in top showing condition. The holidays are one of my favorite times to show. My phone does not ring any where near as much as in the spring, but the calls I get are good calls. If someone takes time to look at homes with me during the holidays, I usually sell them something, and I am not having to weed through a bunch of tire kickers to get to the good ones.
