If you have been wondering what the fall market may be like to sell a Kingsbrooke townhouse, this is just the ticket.  It is time for another Kingsbrooke Townhouse Report.  This one will cover what happened in the month of October.  As usual, we'll make comparisons to last month (September 2015) and last year (October 2014.)

Unlike September where the month ended with six Kingsbrooke townhouses for sale, October ended with only two townhouses available to Bristow buyers.  The high list price was down a little over 2% since last month and the low list price was up over 13%.  The average list price was down over 3.5% since last month and down only slightly over 2% since last year.  As always, the best idea of market value is going to be found in the sold column where you found out the final price that buyer and seller agreed to be acceptable.

There were no Kingsbroooke townhouses under contract when October came a close.  That leads us straight to the sold column.

Kingsbrooke Townhouses Sold, October 2015

Kingsbrooke Townhouse in Bristow, VAThere were three Kingsbrooke townhouses that made it to settlement in October.  The high sold price was 6% higher than it had been last month and high marketing time was 2% shorter.  The low sold price was nearly 28% higher than it had been last month and low marketing time was 133% longer.  The average sold price was nearly 14% higher than it had been last month and was nearly 3.5% higher than last year.  When it came to average marketing time, it was 29% longer than it had been in September and 70% longer than it had been last October.

I am a bit astonished that there was a Kingsbrooke townhome that was a short sale with the high appreciation rates you've had for Kingsbrooke townhomes.

There are a lot of folks that were on 10 year interest only arms that bought about a decade ago.  Those are coming due now.  Also, there are folks who bought at the top who have just been white knuckinly because we still aren't at the top of what Kingsbrooke townhouses were during the boom.

Always fun to see these reports. Heck, I was reading Gabe Sanders about his area in Florida where a 2 br condo just sold for $107,000 and this was the highest price ever there for a 2 br unit. Different strokes no doubt, cheers cvc
