Kingsbrooke Townhouse Report: October 2015

This one will cover what happened in the month of October. As usual, we'll make comparisons to last month (September 2015) and last year (October 2014.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
2 Listings were Active: 1 Regular Sale, 1 Short Sale
Unlike September where the month ended with six Kingsbrooke townhouses for sale, October ended with only two townhouses available to Bristow buyers. The high list price was down a little over 2% since last month and the low list price was up over 13%. The average list price was down over 3.5% since last month and down only slightly over 2% since last year. As always, the best idea of market value is going to be found in the sold column where you found out the final price that buyer and seller agreed to be acceptable.

There were no Kingsbroooke townhouses under contract when October came a close. That leads us straight to the sold column.

3 Listings Sold: All Regular Sales
There were three Kingsbrooke townhouses that made it to settlement in October. The high sold price was 6% higher than it had been last month and high marketing time was 2% shorter. The low sold price was nearly 28% higher than it had been last month and low marketing time was 133% longer. The average sold price was nearly 14% higher than it had been last month and was nearly 3.5% higher than last year. When it came to average marketing time, it was 29% longer than it had been in September and 70% longer than it had been last October.
