What Happened In Fort Mill/Tega Cay,SC Housing Market In November 2015

November 2015 showed continued improvement in home sales in the Fort Mill/Tega Cay, South Carolina areas of the Charlotte metro region.

 

The average sale price of Fort Mill area homes increased by 5.3% to just over $291,000 compared with November 2014, while average days on market for property listings dropped by 8 days to 59 days, an 11.9% improvement over the same period last year. Price per square foot also increased by 1.8% to $116/square foot during November versus the same period in 2014.

In Tega Cay, average home sale prices were up 1.7% to just under $317,000 versus November 2014, while days on market were down to 64 days, a 22.9% improvement over last year. Price per square foot increased by 1.7% to $115/square foot in November 2015.

 

Closed sales of homes in Fort Mill were essentially flat compared with the same period last year with 2 fewer homes closing in the month of November 2015. In Tega Cay, closed sales increased by 9.9% versus November 2014. Pending sales in November 2015 were up in both Fort Mill (+3.3%)  and Tega Cay (+12.8%)  versus November 2014.

 

The average percent of original list price that sellers received for their homes was 96.7% in Fort Mill and 95.7% in Tega Cay, showing how  little  negotiating room  there is on Fort Mill and Tega Cay homes.

 

The Fort Mill/Tega Cay area's months supply of homes  is 3.1 months (down 16.2%) and 5.3 months (down 18.5%), respectively--indicating a true seller's market in both Fort Mill and Tega Cay, South Carolina. And with new listings increasing by just 2.3% in Fort Mill (equal to just 39 houses)  and decreasing 0.2% in Tega Cay in November 2015, it seems safe to assume that housing inventory in Fort Mill/Tega Cay will remain tight and homes will continue to sell quickly and close to asking price.
