9 Valuation Sites You Could Create To Generate Seller Leads

1.  Leverage Your Sphere

You probably have lots of people that have bought with you in the past. It might make sense to see if they are interested in the value of their home. It always makes sense to keep in touch with your sphere! So here is one way you could do that, by offering to show them the current value of their home. 

 


2. Just Listed Campaigns

"Your neighbors home is for sale! Yours could be worth more than you think!"

When you have a property listed for sale in the neighborhood, what better time is there to reach out to the neighbors? The answer is "there is no better time!" A customized valuation site uses an actual picture of the home you have listed, so the neighbors instantly recognize the site when they land there. You can use the URL of this customized page on your flyers that you leave with neighbors when canvassing the neighborhood or could be included on any Just Listed postcards you send to the neighborhood.

 

3. Just Sold Campaigns

"Your neighbors home just sold! What could your home be worth now?"

You do let the neighbors know that you sold a house in their neighborhood, right? A customized valuation site is a great way to see who in the neighborhood might be interested to know how the recent sale in their area has impacted their own home's value. Use this site on Just Sold postcard campaigns or flyers you drop off in the neighborhood. 4. Farming - Circle Prospecting - Zip Code Prospecting

Do you market to a farm? Or maybe you use the USPS Every Door Direct Mail to market to a specific portion of your market? A customized valuation site can be a great call to action for any of your farming efforts. Whether it be mailers, newsletters, flyers or door hangers, any of these marketing tactics can be enhanced with a custom domain where neighbors can head to find out the value of their home. Marketing is about calls to action. Valuation sites deliver a compelling call to action.

 

5. City Sites

You should absolutely have one of these for the cities in which you sell homes. It's doubly important if you do a lot of marketing to the people in that city. You can run Facebook ads to this kind of page, include links to them in your blog posts, include them on any postcard marketing that you do to that area (although a specific landing page for their neighborhood might be more impactful). A customized valuation city site shows that you specialize in that city instead of generically specializing everywhere (even though you may).

You market your open houses, right? Good, because a valuation site can be a great call to action on your open house marketing. Include the custom URL on your open house flyer and even your open house signs. The best agents (or at least the best marketers, of which all of you are) understand that no piece of marketing goes out without a compellling call to action. Otherwise you're just wasting opportunities. 

 

7. Agent Branded Site

You are your brand. The more people who know you, the more people who will consider doing business with you. To that end, you want to present a professional image and a professional looking valuation site does that. Use this custom site in marketing for

  • Giveaways
  • Radio Advertising
  • Billboards
  • Movie Advertising
  • Business Cards
  • Email Signature
  • On your social media profiles

 

8. FSBOs, Canceled & Expired Listings

"Is your home priced right? Let me help you navigate this crazy market"

If you market to FSBOs or canceled and expired listings, valuation sites provide a great call to action. They provide a way for you to assist someone who isn't using your services now, while giving them a reason to consider it in the future. Provide the URL of your custom valuation site during your phone calls, while door knocking, with any of your mailings, or in any hand-written notes you send.

 

9. Lender Site

They'd have to pay you for the marketing exposure of course, but you could provide your lender with access to customize their own valuation site. Your lender does their own marketing, why not offer them a compelling call to action for their interested prospects. Lenders can offer home values (on your behalf) to consumers who may be looking to refinance, or maybe are thinking about buying their next home and wondering how much their current home would sell for before applying for a loan.

One of the outcome flushing www with your listing with tools is renter sites have the similar FOR RENT listing with your homes for sale.  The scammers use the opportunity to set up unsuspicious tenants for deposit money...... It happened to some listings.

Some great ideas for valuation sites. Personaly I feel the bigger issue is not creating the sites but getting traffic to them.
