The MLS is a system exclusively available to Licensed agents and allows peer to peer precise communications involving precise  Real Estate transacting. Fees are also required to access this database and there is an ongoing debate about this data entering into or falling in with unlicensed Public sources

ZILLOW TRULIA REALTOR.COM ETC. ETC.

This Trillion dollar industry we call Real Estate is a gold mine and as such attracts miners who want to strike it rich. I get it! However, before the public resources existed, there was only one source and that was only available to licensed agents

DECADES AGO

It used to come out in book form as thick as the old yellow pages full of listing data, personal and private information that was intended for agent to agent communications. The public was not allowed or invited into this realm. These books were coveted too

SHARING ACCESS CODES

Today, its online access and the local Real Estate boards are cracking down on anyone who shares or allows others to log-in and use the system by sharing pass codes. This not only violates the rules of use, but infringes on ethical behaviors and conduct. It also produces loss of revenue to the providers

CREDIBILITY

For an industry that is driven mandatory moral conduct, one would thing that all members adhere strictly to all rules, regulations and ethical codes. Why? Because agents like to tell people what to do and also to lead by example when conducting Real Estate matters. They have to be credible to do so

ITS PERSONAL

Today, by inviting agents to allow their listings to go public, they have invited into their private and personal worlds the public, other competitors as well as close scrutiny too. The Public sources are only in it for the money, a piece of the trillion while agents work it person by person up close and personal

FINE LINING

These public agencies like to package what used to be private personal data and then sell it to others. It is not illegal to do so but therein lies the point of the title of the posting. It can be argued that it is like practicing Real Estate without a license.

MIND & FIND THE GOLD

There can be no denying that benefits are being received on resold data and the people peddling the information do not guarantee its integrity or reliability. Follow the money is at work. Taking over the once exclusive source of Real Estate for sale is simply the Mother Lode strategy. Where the gold is

SKIMMING FOR A LIVING?

These agencies do not have any liability,  they gain profits without skin in the game and do not have to run an office, provide counseling, updates, coaching, nurturing or mentoring to their agents. Its like skimming money off the top to put it crudely. I imply no wrong in doing this because it is allowed

AGENCY

These Public sources want to help agents manage, direct and capitalize on their own sources. To me, that is a foot in the door in an industry that is strict on regulations. Its like having an extra cook in the kitchen. All Agency agreements are personal.  Perhaps too many cooks might spoil the broth?

POINT OF VIEW

To balance out this posting, lets talk about making all listings public and not just on the MLS. The Internet is like a 800 pound gorilla that does what it wants when it wants to. It is the new kid on the block and it carries a lot of weight.

It can easily challenge and eliminate the exclusivity of the MLS if allowed it to. Its the agents in the end that decide whether it goes public or not...for now. Your thoughts do matter

Richie, Real Estate as you state is Big. Money draws all kinds of interest and ways of getting a piece of the pie. Now we hear that one of the big home supply stores is going into Real Estate. 

We have to keep up with what is going on and work hard to present our Value Added to the public.

Each and every day we loose control of dissemination of the correct information on our listings...buying back our leads, who thought this up?  kind of like going to the cash register where you ring up your own order...and where are those cashiers now???  I would say LOL but this is no laughing matter.

On an average I get 3-5 calls every week from someone who is asking about a property they saw on Zillow.  And many of those calls end up with me taking the time to look up the property or properties  only to discover they are often either expired, or possibly sold as long as 5 years ago.  This is such a waste of our professional time.  However, I make the most of it -- I look up the properties and then proceed to explain why they are better off getting a clean list of homes on the market when I put them into our auto homebuyer system in FlexMLS.  So many time, the buyers think they know more than us and say they are not interested in being on any Realtor's list ... then proceed to tell me they are "already getting leads from a number of agents" and getting bombarded with phone calls from other agents every time they make a call.  The sad part?  All the time wasted by the buyers and us agents who are taking the calls. It's out of control!

The MLS should not provide access to public potals. Yesterday a listing hit the MLS, coop brokerage... $1. The listing company will make its money providing title and escrow services! This listing will be syndicated across the internet where 96% start their search for a home! Is this our future? Contracts and forms provided online? A $500 fee for a real estate consultant will help with questions, showings can be scheduled by the online service.
Travel agents used to be of value to those of us that remember them. Now, online and it's done.

The North Texas MLS does not share all information about individual listings entered into their database, with others.  That is of little consolation when others high-jack our listings. 

Many buyers do not understand agency, have no knowledge about the value of working with a Realtor, and are unaware the complexity of buying a home.

Realtors have market knowledge, skills, experience, and resources that are unique to the process of buying and selling  homes.

Technology has been a blessing for our industry and consumers.  It's unfortunate that some people abuse data and/or share data that others have compiled and paid to share through appropriate systems.

The other day, I noticed while shopping for a medical accessory, I noticed stores like home depot, target, rite-aid etc. offering it for sale but online only. Anyone can sell anything whether they are in that business or not. Real Estate will be no exception

Hi Richie, I get what you're saying about Z and understand the ire of agents.  I haven't observed a "practicing without a license" or an ethics issue in the context of the Realtor Code,  but I do see an undercurrent of  what may be unfair business practices at play.  

I  believe the complexion of the entire industry is morphing, and Z clearly has a stake.

Anyone who reads your blog knows you're a high-minded Realtor!

Just paid NAR, SUPRA, local. February is license renewal time. Are they worth it? Absolutely. Every penny every time. I tell buyers, sellers and renters, I have access to property information they never thought that could affect the property(ies) they are considering.  Great post!!
