Wow, that is hard! You saw so many homes you loved, how do you narrow down your list to your #1 top choice? Here are a few tips:
- Review your notes
- Compare the features of each house
- Consider the style and design you like best
- Talk with each other and your Realtor®
- Figure out how much fix-up work or re-decorating you will need to do
- Calculate the value you get for the size
- Think about how your family will use the floor plan
Narrow it down to just 1 house, but keep 2 homes on your list as back-ups
As you have already been going through the process of discussing the houses, and ranking them from best to least favorite, you have probably narrowed it down to your top 3 choices. We are going to select 1 as our top favorite, but we are going to keep the second and third favorites as our “Plan B” and “Plan C” just in case.
Why is that? We don’t always get our first choice of house. We may find out that the sellers have already accepted another offer, or they decided to take the home off the market. Maybe our lender will not approve that house. Perhaps we find out there are too many repairs and the house would not work for us. Maybe the sellers would not agree to our price and terms. Then we will have to move on to your second and third choices.
Make a list of any questions or concerns you have about your #1 house
Start with your #1 house and make a list. Go through your notes and talk with your REALTOR® about your questions and concerns. What appliances were in the house? Were there things that need to be repaired? Is there a copy of a previous home inspection you can view?
