Home buyers interested in single story homes for sale in Carlsbad have a number of options, even with the limited inventory – per the November 2015 Carlsbad market report there is less than 2 months of inventory. Budget, of course, is always an important factor.
Single story homes, especially new homes, are not always easy to find, and they make only about 20 - 25% of the typical inventory on the market at any given time.
Many builders do not build single story homes in our area these days due to the price of land and construction costs, but there have been some exceptions.
Some Carlsbad neighborhoods have a decent share of single story homes for sale in a range of prices, from entry level to high end.
Another possible option is a 2-story home with the master quite on the first floor - not always easy to find.
Depending on budget, you may need to consider single story condos, since the entry level pricing as of December 2015 for single story detached homes is around $550,000 in Carlsbad.
There are some older condo complexes offering elevator buildings, even in 2-story buildings, especially in the La Costa area (92009) so upper floor single level units may work for those who want to avoid stairs.
Thus far in 2015 we have seen 272 single story detached homes sell (25% of the total detached home sales), ranging in price from $435,000 to $3,775,000, the latter a beautiful ocean-front home in Terramar. 189 single story condos have sold, about 29% of total condo sales, priced from $186,617 to $2,173,742, the latter a brand new ocean-view condo at SummerHouse in Carlsbad Village.
